Since 1 April 2021, all private landlords in England must have a valid EICR for every rental property. Certificates must be renewed every 5 years. Local councils can issue fines of up to £30,000 for non-compliance. Don't risk it.

TESTING SEQUENCE

WHAT HAPPENS DURING AN EICR

01
Visual Inspection

We inspect the consumer unit, wiring, sockets, switches and all electrical accessories for signs of damage or wear.

02
Dead Testing

With the power off, we test the integrity of wiring, earth continuity, insulation resistance and polarity.

03
Live Testing

We test RCDs, circuit breakers, and earth fault loop impedance to ensure protective devices operate correctly.

04
Report & Certificate

Full EICR report with all findings categorised (C1, C2, C3) and a clear Satisfactory or Unsatisfactory recommendation.

05
Remedial Works

If we find C1 or C2 issues we quote for remedial works same day. Most minor issues fixed in the same visit.

How long does an EICR take?
Most domestic properties take 2–4 hours. Commercial properties depend on size — we'll advise at the time of booking.
What happens if the EICR is unsatisfactory?
We provide a written quote for remedial works on the same day. C1 (danger present) issues should be rectified immediately. C2 (potentially dangerous) issues should be addressed promptly. We can usually carry out minor remedial works in the same visit.
Does the tenant need to be present?
No, but the property must be accessible. We can coordinate with tenants directly if needed — just provide us their contact details.
How often does an EICR need to be renewed?
Every 5 years for rental properties, or at change of tenancy. Commercial properties typically every 5 years, though some premises require more frequent testing.
Will the power be off during testing?
The power will need to be switched off briefly during dead testing. We minimise disruption and will agree timing with the tenant in advance.
