Full and partial electrical rewires for Bath flats, terraces and period houses, planned around solid stone walls and lath-and-plaster ceilings. Fixed written quote after a survey, certified and Part P notified.

Quick enquiry
Tell us the type of property and roughly how old the wiring is. We will call to book a survey; rewires are always priced after we have seen the house. We come back within 24 hours.
A rewire replaces the cables, accessories and consumer unit throughout a home. It is usually recommended when an EICR finds the wiring itself is past its useful life (perished insulation, no circuit protective conductor on lighting, rewirable fuses), or when a renovation is about to strip the house back anyway and it makes no sense to keep forty-year-old cables behind new plaster.
Rewiring in Bath has its own character. Most of the city is built of solid Bath stone, inside and out, so the usual approach elsewhere (cut a chase, drop a cable, fill it) is slow and messy here. Ceilings in Georgian and early Victorian houses are high and often lath and plaster, and many houses have a basement or lower-ground floor with its own damp issues. We plan routes before a single board is lifted, so the cable goes where the building allows, not where it is quickest on paper.

We walk every room, check the board, the supply, the earthing and the floor and ceiling voids, and agree where sockets, switches and lights go. You get a fixed written quote with the circuits listed, not a day rate.
Old circuits are stripped out room by room. New cables go in under floors, through ceiling voids and down the routes agreed at survey, to new back boxes. Upper floors are worked from above by lifting boards so the ceilings below are left alone where possible.

A new RCBO consumer unit goes in, then switches, sockets and fittings. Our default accessories are Click Deco and Deco Plus screwless plates in chrome, brass, antique brass or brushed steel, which suit both period rooms and modern refits. Full rewires include mains smoke alarms, with heat and CO alarms on the larger houses as listed in the table below.
Every circuit is tested before it goes live. You receive the Electrical Installation Certificate and the work is notified under Part P through NAPIT. Small chases are made good and skimmed as part of the job; decoration is yours.
| Property | What is included, typical time |
|---|---|
| 1-bed flat or annexe (partial) | Lighting and sockets, often keeping sound circuits. 2–3 working days. |
| 2-bed terrace (full) | All circuits, new consumer unit, smoke alarms. 4–6 working days. |
| 3-bed semi (full) | All circuits, new board, smoke and heat alarms, outside socket. 5–10 working days. |
| 4-bed detached (full) | All circuits, RCBO board, smoke, heat and CO alarms, garden circuits. 8–14 working days. |
| 5-bed plus, or listed | Listed-building planning, surface routing options, conservation accessories. |
| Partial rewire, single circuit | Single circuit replaced or re-routed. |
Every rewire is priced individually: you get a fixed written quote after we have surveyed the property.
Not sure whether you need a full rewire? An EICR tells us which circuits are sound and which are not, so you only pay to replace what needs replacing.
It depends on the size of the house, how it is built and how easy the access is, so every rewire is priced individually. The quote includes the new consumer unit, materials, testing and the certificate. We do not quote a rewire over the phone; it is priced after we have walked the house, and the price is fixed in writing.
Usually, yes. We work circuit by circuit so the kitchen and at least one socket on each floor stay live, and only the room we are in is off. Shared student houses and lets are easier done empty, which is why many Bath landlords book rewires for the summer gap between tenancies.
As little as possible. Bath's houses are mostly solid stone, and cutting chases in it is slow and noisy. We use floor voids, lift boards on upper floors, drop cables behind skirting and architrave lines, reuse existing routes, and use neat surface trunking where the room suits it. Where a chase is the only way, we make good and skim small chases as part of the quote.
A rewire is notifiable work. We self-certify it under Part P through our NAPIT registration, so you get the Electrical Installation Certificate from us and the building regulations compliance certificate is issued without you having to apply separately.
It changes how the job is planned, not whether it can be done. Alterations that affect the character of a listed building, inside or out, can need listed building consent. Our heritage rewire page for Bath explains how we route cables and work with your conservation officer.
As a guide: a partial one-bed flat two to three working days, a two-bed terrace four to six, a three-bed semi five to ten, and a four-bed detached house eight to fourteen. Bath stone, high ceilings and access to upper floors push towards the longer end.
A written, itemised quote before any work starts. NAPIT registered, BS 7671 certified.
