For Listed buildings we coordinate with the conservation officer or your architect before first-fix and document everything for the LBC.
Almost always a failed immersion element, when the Incoloy element corrodes, water leaks into the heating core and goes to earth. The RCD trips because there's a real earth fault. We test insulation resistance with a Megger, confirm element failure, isolate the supply and quote a replacement element with parts and labour.
Yes if you have an Economy 7 meter and the tank has two elements (or a single element you're happy to use overnight only). We wire two FCUs, one for the off-peak bottom element on the Economy 7 circuit, one for a 'boost' top element on standard tariff. A timer switches the off-peak circuit during the cheap-rate window.
