Wells packs a lot of building history into a small city: medieval and Georgian stone around the Cathedral and the Market Place, Victorian terraces, Edwardian villas, post-war estates and Mendip farmhouses. Each era wires differently and fails differently. Our electricians handle the day-to-day jobs across all of it, from a dead socket to a new lighting circuit, and tell you plainly when something bigger is needed.
Most calls we take from Wells are not dramatic. A circuit keeps tripping. A bedroom has one socket and three things to plug in. The kitchen ceiling still has a single bare pendant. A shower has stopped heating. These are the jobs that make a house work properly, and they are worth doing well.
The medieval and Georgian buildings near the Cathedral, the Bishop's Palace and Vicars' Close have thick walls and very little room for new cable routes. Wiring here has often been added to in stages over many decades, so one room may be fairly modern and the next much older. We plan routes before we cut anything and keep chasing to a minimum. Narrow plots, suspended timber floors and lofts that have collected extra lighting and spurs over the years. Floorboards lift easily, which makes adding sockets upstairs fairly straightforward. Older fuse boards are common.
Larger rooms with high ceilings, so lighting is a frequent request: wall lights, a pendant moved to the centre of a bay, dimming. Some still have early rubber-insulated cable hidden behind later work, which is why we test before we extend anything.
Usually the simplest to work on. The common requests are extra sockets for home working, outdoor sockets, downlights and an electric car charger on the drive.
Long runs to barns and outbuildings, old overhead or buried supplies, and boards that have been extended more than once. Armoured cable and careful testing matter more here than anywhere.
We don't publish a price list, because every house is different. Small jobs are priced as a fixed figure after photos or a survey; inspections on the size of the installation and the number of circuits; consumer units, alarms and EV chargers on the property and, for a charger, the model you choose. Parts on call-outs are charged at cost plus 10%.
There are two ways we price domestic jobs, and we tell you which one applies before we start.
When the cause is unknown, such as a fault that keeps tripping the power, we come out in hours (Monday to Friday, 08:00 to 18:00) to find it. Parts are charged at cost plus 10%. Once we have found the fault we explain it and give you the price to put it right.
When the job is known, such as three new sockets or a replacement shower, we give you a fixed written price, based on a survey or, for small jobs, photographs and a phone call. That price is for the job, not for the hours it takes. VAT at 20% is shown separately on every quote.
Working inside a socket or a ceiling rose tells us a lot about a house. If we find something that needs more than a quick repair, we say so and explain why, then leave the decision with you. The usual next steps are:

Every job is tested before we pack up. Where we add to an existing circuit you get a Minor Electrical Installation Works Certificate. A new circuit gets an Electrical Installation Certificate. Work that is notifiable under Part P is notified through NAPIT, so it is on record if you sell the house later. We are NAPIT approved (member 66245), City & Guilds qualified, TrustMark registered and carry £2M public liability cover. All the work is done by our own electricians, not passed to subcontractors.

Yes. Many Wells properties are older stone buildings. We plan cable routes before cutting anything, reuse existing voids where we can and keep chasing to a minimum. If the house is listed, tell us when you get in touch, because that affects how we approach the work and how an EICR is priced, which for listed and heritage homes is done after a walk-round.
It depends on the fault. Call-outs are in hours, Monday to Friday between 08:00 and 18:00, and parts are charged at cost plus 10%. If the repair is more than a quick fix, we explain what we have found and give you the price before going further.
For small, clearly defined jobs, often yes. Send photos of the board, the socket or the area you want lighting in, and we can usually give a fixed price after a short phone call. Larger or less certain jobs need a survey so the price is right first time.
Yes. Adding to an existing circuit, such as extra sockets on the ring, is tested and recorded on a Minor Electrical Installation Works Certificate. A brand new circuit gets a full Electrical Installation Certificate. Anything notifiable under Part P is notified through NAPIT, so the work is on record when you come to sell.
